Full Tear-Off
Every layer of old roofing material is removed down to the decking. No layovers. Hidden decking damage gets found and repaired before the new system goes on.
Decking Inspection & Repair
We inspect every square foot of sheathing for rot, delamination, and structural compromise. Damaged sections are replaced with code-compliant OSB or plywood.
Ice & Water Shield
Self-adhering membrane along all eaves, valleys, and penetrations. In Idaho, code requires minimum 24" from the eave - we run it to 36"+ in high-risk zones.
Synthetic Underlayment
Premium synthetic felt (not tar paper) across the entire field. Superior tear resistance, moisture barrier performance, and UV stability during installation.
Drip Edge & Flashing
Galvanized or aluminum drip edge at all eaves and rakes. Step flashing at every wall intersection. Pipe boots replaced, not recaulked. Done to IRC code.
Premium Shingles
GAF Timberline HDZ or equivalent architectural-grade shingles. Class 4 impact-resistant options available (may qualify for insurance discounts in Idaho).
Ridge Cap & Ventilation
High-profile ridge cap shingles. Ridge vent installation or verification. Balanced attic ventilation per FHA/HUD ratio requirements - critical for shingle longevity.
Gutters & Cleanup
Gutters re-hung if disturbed during installation. Magnetic roller sweep for nails in the yard. Truck haul of all debris. Final walkthrough with homeowner before we leave.
